Andrea Rufe, Assoc. AIA

Andrea’s professional career in healthcare started by providing continuing medical education accreditation and has developed as she works to define and forecast the future of healthcare. Through space and functional programming, facility analytics, and Lean program planning, Andrea creates scenarios that help determine the needs of the client and patient by eliminating inefficiencies and increasing satisfaction. 

Loma Linda Campus Transformation: Loma Linda’s new building is designed to prioritize service lines and care models—such as imaging, inpatient surgeries, private single rooms and open-core nursing units—that could not be housed compliantly in costly outpatient environments.

Bed Towers: Since the hospital’s existing facility could not be renovated to meet the updated seismic requirements for acute patient care, we recommended the decommissioned bed tower be repurposed for administrative and clinical-support functions that did not require the same stringent requirements.

Patient Room: The new bed tower can flex in acuity to accommodate complex scenarios such as pandemics and mass casualty events, and features unique structural elements that help guard against earthquakes.

Seismic Considerations: An innovative structural system with special expansion joints between buildings allows each to move independently—up to 42 inches—during a seismic event.

Increased Utilization: To make better use of real estate within the existing hospital, we performed an analysis that identified underutilized office space that could be repurposed for clinical functions.

Shifts in the healthcare market over the past several years mean that traditional long-term master plans are often rendered obsolete by changing conditions. But a new approach to master planning—one that frames and maps all the variables that impact a healthcare system's real estate footprint and enables them to pivot when needed—allows organizations to plan intelligently for the future. Here, we offer adaptable guidelines to assess a healthcare system’s needs and establish a roadmap with strategies for a range of possible scenarios. First, increase efficiency of existing space; second, decide how and where to distribute capital; third, weigh need and urgency; fourth, determine when building is the only option; and lastly, anticipate change.
